Welltower stock has seen a decent run-up in price over the past 12 months. The company has shown robust growth in Same-Store NOI and occupancy rates, driven by its senior housing operating portfolio. Welltower has made significant investments and has a strong balance sheet, positioning it for growth in 2024, but its current valuation may be too high.

One of the more common strategies recommended to diversify an investment portfolio is to include real estate stocks for portfolio income. Properties such as housing and commercial buildings typically offer a stable rate of return that can balance more volatile assets.

With the Federal Reserve not cutting interest rates yet and continued homebuyer trepidation thanks to high prices and high mortgage rates, it's understandable why investors may not consider real estate stocks to be best play right now. Indeed, general sentiment around real estate seems to be more negative today than it has been for the past several years.

With the equities market continuing to march higher, now may be an ideal time to consider sleeper stocks. Essentially, these are companies that attract little interest among investors.
